There are a number of things a buyer can do to position themselves to have a Sedona real estate offer accepted.

Buyers can enhance the chance of getting the home of their choice by doing the following:

This takes very little time and lets you know the price range you qualify for and which fits your lifestyle. Plus when you go to presenting an offer, the seller's know you are serious when you come with a pre-approval letter stating you can afford the home.
 
Obtain your own credit report.
This allows you to make sure the information is accurate. If it isn't, take steps to correct the report immediately. I can help you set this up with a lender, but you are welcome to shop various lenders for the best deal.

Keep your debt load to a minimum.
Don't make any major purchases or incur any additional debt until after your purchase. Pay down credit cards and don't apply for any new ones. Remember, financial institutions evaluate your financial situation on your gross monthly income. Your total monthly house costs should not exceed 28 percent of your gross monthly income.

Submit a strong competitive offer.
 
Include a substantial earnest money deposit.
Sometimes offers are accepted based on the amount of the deposit. This can be 1 -3% of the purchase price, so its a good idea to keep this in mind and have that set aside. Also try and keep $300-500 aside for an inspection.

Try to minimize the number of contingencies.

A professional building inspector or appraiser will make sure the house of your choice is in satisfactory condition. Whether you plan on asking for repairs or not, its a great way to learn about your new home. This is where keeping aside a couple hundred dollars can really pay off.


 Commit verbal agreements to writing.
Make certain verbal agreements are written into the final contract to avoid any stressful and expensive issues later.

Make sure you know what stays or goes.
Your contract should be very specific about which items (appliances, etc) are included in the sale. Some sellers may take items you might not expect.
